Grays Court
KPW were selected by Midland Heart in partnership with Charnwood Borough Council to redevelop the existing sheltered bedsit accommodation at Grays Court, Barrow on Soar. The aims were to provide a more varied mix of accommodation types available, to keep all existing tenants on site during the construction works, and to remove all bedsit accommodation. Two of the existing residential wings were demolished, and a series of nine 1 and 2 bedroom bungalows provided around a private courtyard, with a nearby public footpath diverted. The retained wing was completely remodelled to provide a total of thirteen 1 and 2 bedroom apartments, and extended to also provide communal facilities to serve all of the residents on site.

Project summary: Redevelopment of one 2 storey building to provide 15 self contained apartments and communal facilities, with a further courtyard of nine bungalows.
Value: £2.4m.
Special features: Courtyard with gardens, parking and public footpath designed to provide pleasant open spaces for all residents, yet retaining privacy and a secure aspect.
Outcome achieved: Extensive tenant consultation determined requirements, including individual choices for finishes and colours. Phased scheme meant residents did not have to leave site during construction.
